These terms govern your use of the PropertyMetra app and website. By using them, you agree to what follows.

The service

PropertyMetra provides information about Dubai off-plan real-estate projects, compiled from public Dubai Land Department records and third-party sources, with search and the ability to save projects to an account.

Not professional advice

Important. The information in PropertyMetra is provided for general information only and is not investment, financial, legal, or tax advice. Figures such as prices, price-per-sqft, payment plans, and handover dates are compiled from public and third-party sources, may be incomplete, out of date, or inaccurate, and are shown with their source and a confidence level for exactly that reason. Always verify independently and consult a qualified professional before making any decision. You rely on the information at your own risk.

No affiliation

PropertyMetra is an independent product. We are not affiliated with, endorsed by, sponsored by, or partnered with the Dubai Land Department, any developer, or any brokerage. Names and marks belong to their respective owners and are used only to identify the properties they relate to.

Your account

Signing in is optional and used only to save properties. You are responsible for activity under your account and for keeping access to your Apple or Google sign-in secure. You may delete your account at any time in the app.

Acceptable use

Use the app for your own lawful, personal purposes.
Do not scrape, bulk-download, resell, or systematically extract the data; do not attempt to disrupt, overload, reverse-engineer, or gain unauthorized access to the service.
Do not use the service to break any law or third-party right.

Intellectual property

The app, its design, and our compilation and presentation of the data are owned by PropertyMetra. The underlying property records belong to their respective sources. Your saved list belongs to you.

Availability

We aim to keep the service available and accurate but provide it “as is” and “as available”, without warranties of any kind. We may change, suspend, or discontinue features at any time.

Limitation of liability

To the maximum extent permitted by law, PropertyMetra is not liable for any indirect, incidental, or consequential losses, or for any decision made in reliance on the information provided.

Termination

You may stop using the service and delete your account at any time. We may suspend access that violates these terms.

Governing law

These terms are governed by the laws of the Emirate of Dubai and the United Arab Emirates, without regard to conflict-of-laws rules.
